TEWANTIN IS AS COMPETITIVE AS NOOSA
Tewantin has been described as the Noosa area’s bellwether suburb, as its financial health is an early indicator of property trends. One of Australia’s leading property moguls has stated that it is the most real market, as it is viewed as steady and less prone to extremes. The whole Noosa thing started here, with wealthy Gympie residents acquiring holiday homes here on the pristine river, with logging upstream floating timber downstream to the ocean for transport.
It is also the largest local suburban area, with an area of approximately 27 square kilometres, and has 15 parks covering nearly 5% of the total area. A large proportion of the Noosa area’s inhabitants live there – almost 11,000 at last count, and over 64% of Tewantin households are owner occupied, mainly by couples with children.
The unit market in Tewantin is both fairly new and narrow, as older houses on the edge of the CBD are redeveloped. Notionally the median price is around $300,000 although this is actually an example of a median price being misleading, as the lower priced ones are very dated 2 bedroom 1 bathroom of the 1980’s vintage, and they are mixed with newer waterfront or waterview apartments of a more glamourous nature, selling up close to the million dollar mark.
Facilities include the Woolworths supermarket, the RSL with dining and entertainment on offer, the Noosa Harbour complex on the main river – boating, dining retail and a Sunday market. The main shopping area is on Poinciana Avenue – an attractive and relatively easy place to park, lined with the ubiquitous Poinciana’s which survived some misguided attempt to purge them in favour of politically correct indigenous natives some years ago - that would have been a tragedy.
