With an area of only 2 sq km, Sunrise is blessed with 5 parks, comprising around 45% of the total area. The proximity to 3 schools, and the beach makes this suburb very popular with young couples, especially those with children. Demand is strong, as generally property here has a lower cost than Sunshine Beach and Noosa Heads.
The area is a blend of houses and apartments, with apartments concentrated along the beach strip, and at the rear of the area around the Advance Place and Beacon Court area. 56% of the houses sell in the $600-$750,000 range, and the median price rose 12.9% in 2016, and is tipped to be in the low $700,000’s this year.
Recognition of the value in Sunrise Beach's units saw a staggering 21.7% rise in the median price of apartments last year, as opposed to the Sunshine Coast Regional area of just 3.3% over the same period. This has resulted in the supply of once plentiful units under $300,000 disappearing, and now $400,000 is more the norm.
